Selling a timeshare involves a lot of work. Finding a buyer for your property and making all of the arrangements can take a while. But if you make a checklist of everything you need to do you will be prepared to have your property ready and the work cut out for an easy transaction.
- Clear up your loans. If you have taken out a loan to pay for your timeshare now is a good time to handle them. If you can make an effort to pay them off as much as possible. Many buyers will not want to take on these loans. Paying them off will make your property so much easier for you to sell.
- Be careful with strangers. Even when making a big transaction such as selling timeshares there is a good chance you could fall into a scam if you are not prepared to recognize them. Craigslist is a great place to sell but notorious for scams because the users are anonymous and the transactions are not protected. Do not allow buyers to mail a check or pay by bank transfer. For best results take payments in person.
- Get your junk out of the way. Since you do not live in the home year round you likely do not have a lot of clutter. However now is a good time to give the walls a neutral coat of paint and clear out anything that is personal or takes up a lot of room.
- Don’t be in a rush. Taking your time to sell will allow you to sell for the price you want rather than having to settle for lower. Do not begin trying to sell just before the peak of the season. Start advertising when the market is off-peak so you will have plenty of time to see your property’s value in the market and decide when you should settle.
- Have an asking price and lowest settling price. Always ask for the asking price up front. If the buyers decide to offer lower you will be able to negotiate based on these expectations.
- Look at other offers. Compare your asking price to that of your competitors. Decide if your property is worth more or less than theirs based on location and number of rooms.
- Target an audience. If your timeshare is decorated with trendy, modern furniture and might appeal to young professionals, make it apparent in your ad. People of the specific demographic will then know that your property is what they have been looking for.
- Use a timeshare travel agent. They will know what types of properties are selling fast and how much your property is really worth. Be sure to find out how much they will charge to help you sell your property.
- Consult your timeshare association. If you are not even sure if you really want to sell your timeshare you could trade it for another in a different area. They might also have restrictions on how you can sell it.
- Know when you need help. You can try to sell it on your own, but if you do not gain any prospective buyers in a short period of time you might consider looking for help from an agent. But if you are finding buyers you will be able to arrange a sale without any help.
